Role Of Environmental Site Assessment Phase 2

When the report of Environmental site assessment phase 1 suggests some presence of contamination, A phase 2 is carried out.
The phase 2 is an invasive procedure. It includes sampling of surface water, soil and sediment.
Other than these, In environmental site assessment phase 2, above and underground storage tank content testing, Asbestos containing material sampling, Poly-chlorinated Biphenyls identification and sampling are also done. So It is very important to carried out in suspected lands and properties.

What Samples Are Taken In ESA Phase 2?

Environmental site assessment phase 2 is an invasive procedure. It is not done as regular procedure. It is performed only when phase 1 report is suspected.
In Phase 2 Environmental site assessment following sampling are done-

  • Sediment
  • Ground Water
  • Surface Water
  • Surface soil
  • Subsurface soil
  • Soil Vapour
These all are done for specific information regarding the subject property and land.

What Is ACBM?

There is many sources of contamination in our land or property. Asbestos, Lead, Radon are very common and obviously very harmful for our health and property.
ACBM means Asbestos and asbestors containing building materials. This is the most common source of contamination. In Environmental site assessment phase 1, ACBM is the main thing that is assess in any land or property. It is done by simple visual inspection of the land or property.

Purposes Of Environmental Site Assessment

Environmental site assessment phase 1 is the simple easiest method to assess the environmental contamination of any land or property. In Phase 1 Environmental site assessment, Visual inspection is done for the purposes of-

  1. Search for asbestos, Lead-based paints, Debris flow and earthquake hazards.
  2. Threatened and endangered species in sites.
  3. Detection of lead in drinking water.
  4. Assessment of mercury lead contamination in sites.
All these are done to asses the contamination or potential risk of contamination in any land or property.

The Environmental site assessment Phase 1 is a report developed for a real estate holding that points out potential or already existing environmental contamination liabilities. This analysis is often called an ESA, which will normally address both the underlying land as well as physical material improvements to the property that can be implemented.

Evironmental site assessment phase 1

Evironmental site assessment phase 1 includes only non invasive procedures like visual inspection for assessment of any risk of contamination. It  is a report developed for a real estate holding that points out potential or already existing environmental contamination liabilities.
But phase 2 is more invasive and includes sampling of soil, ground water and other things related to the land or property.

Phase 1 Environmental Site Assessment

Environmental site assessment is a common routine procedure which is carried out before buying any property or land to assess any type of contamination related to the site. It has both non invasive and invasive phase and later is carried out when firstThe Phase 1 Environmental Site Assessment is generally considered the initial step in the process of performing environmental due diligence when purchasing or evaluating a site. If a site is considered contaminated, then a Phase 2 Environmental site assessment may be conducted. one is suspected. We are providing this service at a reasonable cost.

Phase 1 ESA

In industrial engineering, Environmental site assessment may not a very uncommon term. This procedure is performed nowadays by many real state companies also. We provide online guideline about this and carried out ESA with trained and experienced officers. We are eagerly interested to take the liability to maintain your land's safety.

Phase 1 ESA is performed in every land or property before purchasing. It is not an invasive procedure or complex system. Just visual inspection and some other simple methods are enough for this step.
